The cost of appraisals is now running over 100-150.00 more.There are times when it is necessary to communicate with the appraiser but can't. It has done nothing but cause problems. All of my wholesale lenders already did a review and avm prior to the HVCC and if there were questions they required more info or a 2nd appraisal or didn't accept.

I have yet to see this help any side of this transaction. We have simply added an extra hand in the pot and both borrower and appraiser are at a disadvantage. I have seen appraisers requesting more completion reports than necessary and the AMC - who you think should regulate that - leaves it up to the opinion of the appraiser. I have yet to see something good come from any AMC company.

Give me a break and the consumers as well. Drop the HVCC yesterday! I have lost deals where buyer and seller agreed on price and a comparable unit in the building had sold for that price within 30 days and still the appraiser wouldn't adjust his price!!
