APPRAISER FOR 33 YEARS. HVCC has cut down on lenders trying to influence appraisers, but the downside is way worse. With HVCC, total control of mortgage appraisal work orders has been placed in the hands of Appraisal Management Companies AMCs. They are purly profit driven and are shaking down appraisers for half their fees. After expenses, many appraisers are now making less than a 7-11 clerk. The result is appraisers not being spending enough time to research the current market.

This is such small potatoes when you look at what has really happened. The outright takeover of the US by Goldman Sachs. My guess is that GS has more naked shorts insured through AIG. No recovery means more forclosures. No home sales, more forclosures. rense.com or prisonplanet.com We are so screwed.

My tenants turned buyers have paid now for 2 appraisals due to lenders "disagreeing" with appraisers. We both feel the lenders are trying to leverage the property value in their favor hurting the sellers. Our appraisal came in at $199k and 3 months later the lender says it should be $180K? Who are the experts anymore? The appraiser they want to use is not from here. I don't agree with this at all, you need to walk thru a house to really know how to comp it out.

Local appraisers being paid a fair price that is not diluted by paying a clearing station to act as middle-man have more time and expertise that drawing out of a barrel. This system only allows the bad appraisers to remain. Bad appraisers, like bad Realtors, hairdressers, bakers, dry cleaners, etc are weeded out by utilizing American principals of supply and demand and survival of the fittest.
